Is Form 4A included?
The official Form 4A is free on GOV.UK and you should always download the current version. This pack gives you the rules, checklist, covering letter and record of service to use alongside it.
How often can I increase the rent?
No more than once a year: the first increase cannot take effect until 52 weeks after the tenancy began, and at least 52 weeks must pass between increases.
Can the tenant refuse?
The tenant can apply to the First-tier Tribunal (Property Chamber) before the new rent starts. The tribunal decides the market rent and cannot go above the figure in your notice.
Does it work in Wales or Scotland?
No, it is for England only. Scottish landlords can use the Scottish Rent Increase Pack on the templates page.
