Can I still grant a 6 or 12-month fixed-term tenancy in England?
No. New private tenancies in England are assured periodic tenancies with no fixed term. This agreement is drafted on that basis.
Do I also need to give the government Information Sheet?
The Information Sheet was for tenancies that already existed on 1 May 2026. For a new tenancy you give the written statement of terms instead — this agreement is laid out to include the prescribed items.
Does it cover HMOs let room by room?
