Questions
Is each tenant on a separate agreement?
Yes. Each tenant signs their own agreement for their room and is responsible only for their own rent.
Can I use it for a student HMO?
Yes. Clause 9.4 covers Ground 4A. You also need to serve a Ground 4A Confirmation Notice before the tenancy — sold separately.
Does it replace an HMO licence?
No. You must hold any licence the council requires. The agreement records the licence number, expiry and any conditions affecting the tenant.
Can I add my own house rules?
Yes. Schedule 1 has a space for property-specific rules. Rules must not conflict with the tenant's statutory rights.
