When must I give the notice?
Before the tenancy is entered into — in practice, with the tenancy paperwork and before the tenant signs.
Can I give it after the tenancy has started?
No. If the written statement was not given beforehand, Ground 4A is not available for that tenancy. Consider other grounds or take advice.
Does this pack include Form 3A?
No. Form 3A is free on GOV.UK. The guide explains that at least 4 months' notice is needed and that you copy the full Ground 4A wording from the form's notes.
