Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — West Midlands
- Birmingham City Council operates selective licensing schemes in several areas. Given the city's size, different districts may have different licensing requirements.
- Coventry has a large student population from its two universities — ensure student tenancy agreements are correctly structured.
- Wolverhampton and Sandwell both have high levels of privately rented property and active licensing enforcement.
- Worcestershire and Shropshire have more rural markets — agricultural tenancies have different rules from residential APTs.
