Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — South West England
- Bristol City Council operates selective licensing in several areas including parts of Lawrence Hill, Easton, and Ashley. Check current designations on the council website.
- Cornwall Council covers a large rural area with many agricultural tenancies alongside residential lets. Agricultural tenancies have different rules from residential APTs.
- Devon has significant coastal rental demand — Torquay, Paignton, and Exmouth all have active rental markets.
- Exeter is a major university city with large student tenant population — ensure agreements reflect student letting requirements.
