Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — South East England
- Hampshire has selective licensing schemes in parts of Southampton and Portsmouth. Brighton & Hove Council operates extensive selective licensing.
- Isle of Wight landlords should note the island's council has specific HMO licensing requirements.
- Kent coastal areas including Margate, Ramsgate, and Folkestone have seen significant growth in the private rental sector.
- Oxford and Reading have high student tenant populations — ensure tenancy agreements reflect the correct rules for student lettings.
