Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — South Coast — Hampshire, Dorset & Sussex
- Southampton City Council and Portsmouth City Council both operate selective licensing schemes in designated areas. Check current schemes before starting a new tenancy.
- Gosport and Fareham have significant naval and service personnel tenancies — ensure your agreements are clear on rent payment arrangements.
- Bournemouth, Christchurch and Poole Council covers a large area with varied property types including many short-term and holiday let properties.
- Brighton & Hove has one of the most extensive selective licensing schemes in England — check whether your property is covered.
- Isle of Wight is accessible from Portsmouth and has its own distinct rental market and licensing requirements.
