Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.

- Liverpool has one of the highest proportions of privately rented properties of any city in England — and one of the most active licensing enforcement teams.

- Cumbria's rental market is heavily influenced by tourism — holiday lets have different tax and legal treatment from standard residential tenancies.
- Chester and the Cheshire commuter belt have high demand from Manchester workers.
