The North East has a significant private rental sector with Newcastle, Sunderland, and the Tees Valley all having large numbers of rented properties. Rental yields in the North East are among the highest in England, making it an attractive area for landlord investment — but all landlords must use documents updated for the Renters Rights Act 2025.

Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — North East England
- Newcastle City Council and Sunderland City Council both have selective licensing schemes covering significant parts of their cities.
- Durham has a very large student population from Durham University — student tenancies require careful handling given the seasonal nature of occupation.
- Middlesbrough and Hartlepool have high proportions of privately rented property and active council licensing enforcement.
- Northumberland has a more rural market with different challenges around remote properties and agricultural workers.
