Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — London
- Selective licensing schemes operate across many London boroughs including Newham, Waltham Forest, Southwark, Lewisham, Barking & Dagenham, and Haringey. Check your borough council website for current schemes.
- HMO licensing is mandatory across all London boroughs for properties with 5 or more occupants forming 2 or more households.
- London rents are the highest in England — ensure your rent increase notices comply with the 12-month rule and 2-month notice requirement under RRA 2025.
- The Mayor of London issues additional guidance on tenant rights that supplements national legislation.
