Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.

- Nottingham City Council operates one of the most extensive selective licensing schemes in England, requiring a licence for virtually every privately rented property in the city.
- Leicester has a large and diverse rental market with high demand from both students and working families.
- Derby has seen significant growth in the private rental sector, particularly around the city centre.
- Lincolnshire has significant agricultural worker tenancies alongside residential lets in Lincoln city.
