The East of England has a diverse rental market — commuter belt properties in Hertfordshire and Essex, agricultural workers in Suffolk and Norfolk, and large student populations in Cambridge and Colchester. All English landlords must use Assured Periodic Tenancy Agreements from 1 May 2026.

Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — East of England
- Cambridge has extremely high rental demand and some of the highest rents outside London. Ensure rent increase notices comply with the 12-month rule.
- Norwich and Ipswich both have active student and professional rental markets.
- Essex has significant commuter belt demand, particularly in Chelmsford, Colchester, and along the Thames Estuary.
- Luton and Bedford both have diverse tenant populations with high demand for well-managed rental properties.
