Important: The Renters Rights Act 2025 came into force on 1 May 2026 for England. Section 21 is permanently abolished. All new tenancies must use Assured Periodic Tenancy Agreements, not Assured Shorthold Tenancies. If your documents have not been updated, they may be legally ineffective.
Local landlord information — East Coast — Lincolnshire, Norfolk, Suffolk & Essex
- Lincolnshire has significant numbers of agricultural worker tenancies — these have different rules from standard residential APTs.
- Great Yarmouth, Lowestoft, and other coastal Norfolk and Suffolk towns have active rental markets with seasonal variation.
- Ipswich and Colchester are major urban centres with high student and professional tenant populations.
- Southend-on-Sea and Basildon in Essex have high rental demand from London commuters.
