You can no longer end a tenancy without a reason. Every possession claim now goes through Section 8, on one of the statutory grounds. If you serve a Section 8 notice incorrectly — wrong form, wrong ground, wrong notice period — you start again from scratch. The tenant cannot be evicted in the meantime.
Assured Periodic Tenancies (APTs) have replaced Assured Shorthold Tenancies. The written agreement must comply with the Assured Tenancies Written Statement Regulations 2026. An old AST used after 1 May 2026 does not just fail to work — it may create criminal liability.
