Are Your Documents Ready?

Section 21 is permanently abolished

You can no longer end a tenancy without a reason. Every possession claim now goes through Section 8, on one of the statutory grounds. If you serve a Section 8 notice incorrectly — wrong form, wrong ground, wrong notice period — you start again from scratch. The tenant cannot be evicted in the meantime.

Tenancy agreements must now comply with new Written Statement Regulations

Assured Periodic Tenancies (APTs) have replaced Assured Shorthold Tenancies. The written agreement must comply with the Assured Tenancies Written Statement Regulations 2026. An old AST used after 1 May 2026 does not just fail to work — it may create criminal liability.

New obligations — with penalties up to £40,000

Pet requests must be considered within 28 days. Rent increases require Form 4A and two months' minimum notice — one increase per year maximum. Anti-discrimination rules on benefits and children now carry civil penalties of up to £40,000 per breach. DocPilot Pro keeps you across all of it.
